Small business – big change. Get the space you need, when you need it
There is a play-off between getting the size, specification, location and length of tenancy you want, and the price you want to pay. Being clear about what you need from the start will save your business time and money.
Identify how much space you need
- Allow 100-150 sq ft per person
- An open-plan layout is more cost effective
- Allow for reception, meeting, storage and kitchen space.
Decide how long you require the office for, and from when
- As temporary space, where you pay rent monthly, furniture and telecoms are provided, ‘serviced’ or ‘flexible’ offices are a good option
- Longer term, you will benefit from the advice of our surveyors.
Decide how much, in total, you want to spend. Consider:
- Rent. Paid quarterly in advance, often negotiable
- Business rates. Beware, you are likely to see an increase in your rates bill in April 2010
- Service charge. Contributions to the maintenance of the building, shared services and amenities, like lifts
- Fit-out costs. Partitioning, furniture, IT and telephony networking
- Dilapidations. When a landlord requires you to ‘make good’ any changes you have made to the office.
Making an offer
- Email your proposed terms to the agent stating a length of lease, proposed rent and your key requirements
- Have available your registered company, bank, solicitor, accountant and existing landlord’s details
- Provide copies of your accounts for the last 3 years. If not available, offer a deposit or a guarantee on the rent.
