Farebrother Rating 2010 Rating Revaluation
The 2010 Rating Revaluation is already here. New draft Rateable Values have been published by the Valuation Office on-line. These figures indicate the likely level of your Rateable Value from the 1st April 2010. Your draft Rateable Value will also be posted to you in the next few days.
Valuations are based on rental values in April 2008, a time when rents throughout Central London were at high, and in some cases, record-breaking levels. Consequently we are expecting sizeable increases in Rateable Value from the levels that currently apply, possibly even a doubling in Value.
The Government has not announced the Uniform Business Rate for 2010/11 nor has it provided details of their transitional relief scheme. Both are expected in the New Year, however, you should anticipate an increase in your rates bill for the next financial year.
Under current regulation unless there are physical changes to your property you will only get one opportunity to appeal against your new 2010 Rateable Value. It is vital that you choose the best-placed adviser to win that appeal. We remain active in local letting, rent review and lease renewal markets, are obviously familiar with your property and its current rating listing. We would be pleased to act on your behalf.
Please send through a copy of the draft 2010 valuation by fax or email so that we can give you an immediate view as to the prospects of success in appealing against the new Value and begin to set-out what your future rates liabilities might be. Fax (both sides of your Draft Valuation) to 020 7404 4362.
